The short version
Jaray PM is paid seven percent of rent collected, all-in. This page lists the other ways money could reach us in the course of managing your portfolio, and what we are and are not licensed to do. It is short because there is not much to disclose — and it will grow as the business does, not after.
1. Referral relationships
Adjacent needs come up in the course of managing a portfolio: landlord insurance, tenant screening, financing. The rule is the same for all three — a referral is named as a referral, and if a referral arrangement pays us anything, that is disclosed at the point of referral, before you commit, not discovered on a statement afterward.
- Insurance. Where we refer you to an insurance broker or provider, we say so when we make the referral, along with any compensation to us.
- Screening. Tenant screening happens inside Jaray PM as part of the management work. Where a third-party screening provider is used, the applicant consents first, and the applicant is not charged — application fees are not legal in Ontario, and we do not charge one.
- Capital. Where a financing need comes up — a refinance, a purchase — we refer to licensed mortgage professionals. Any compensation to us is disclosed when the referral is made.
2. What we are, and what we are not
Jaray Group Inc. is a corporation incorporated in Ontario, Canada. Jaray PM is its property management operation.
We are not a real estate brokerage and not a mortgage brokerage. We do not trade in real estate on your behalf, and we do not arrange or advise on mortgages. Where a need calls for a licensed professional, we refer you to one and say so.
Trade work is passed through at cost — the invoice you see is the invoice we pay.
3. Privacy contact
